Duarte, between the river and the foothills
- Royal Oaks
- Huntington Drive
- ZIP 91010
Duarte incorporated in 1957 and sits between Monrovia and the San Gabriel River, with the foothills to the north. Huntington Drive, part of historic Route 66, runs through the middle of town. Most of the housing is single-story from the 1950s and 1960s, with some hillside homes toward the foothills and a number of mobile home parks and condo complexes.
Many Duarte residents are connected to City of Hope, the large cancer research and treatment center on the east side of town. Some families stay near the campus during treatment, and we understand that a calm, tidy visit matters in those homes. We text before heading over and clean up when the job is done.

Midcentury single-story homes
A typical Duarte house has its original bathroom layout with a tub and shower combo, a kitchen sink against an exterior wall and the water heater in the garage. Shower valves from that era often need new cartridges or stems, and tub drains may need a new stopper or overflow gasket. Toilets that have been reset many times may need a new flange repair kit and wax ring.
- Foothill ranch homes
- Sliding door rollers
Many owners also ask for grab bars by the tub and toilet. We anchor them into studs or use blocking-rated anchors made for grab bars, and we set them where you will actually use them.

Mobile homes and condos
Mobile homes have their own parts: smaller water heaters, special faucets and lighter walls. We can replace fixtures, faucets and toilets using parts made for manufactured homes, and patch paneling or drywall. Condo owners can have us fix anything inside their unit; for shared plumbing or exterior items, ask the HOA first.
Light electrical work, like swapping a fixture or a switch in the same box, is fine. If we find a wiring issue, we stop and let you know; that is outside our scope.

- Lever handles in place of round knobs
- Lighting on paths from bed to bath
- Rails at entry steps
- Thresholds that trip a walker

Homes along and just off Huntington Drive see more traffic noise and dust than the quieter streets near the hills. Owners here often ask for better door seals and window screens, and for solid-core replacement slabs on bedroom doors facing the street, hung in the existing frames. A solid door with fresh weatherstripping makes a noticeable difference in a room that faces traffic.
Further north toward the foothills, hillside homes deal with sloped yards and gates that drift out of square. We rehang gates, reset latches and replace worn hinges.
- Water heater flue checks
- Weatherstripping for wind
Across Duarte, the water heater is the item we are most often asked about. Before calling, take a photo of the label on the side of the tank. It shows the size, fuel type and date, which tells us whether a part or a full replacement makes more sense.

Accessibility updates
Duarte has many longtime owners who plan to stay in their homes for years to come. Small updates make that easier: lever handles on doors and faucets, a comfort-height toilet on the existing flange, a handheld shower on the current arm, brighter LED fixtures in halls and on porches, and grab bars placed where hands naturally go. We talk through placement with you before drilling anything, so each bar ends up where it actually helps.
Kitchens and laundry
In most Duarte tract homes, the laundry hookups are in the garage beside the water heater, and the kitchen sits on an outside wall with the water lines coming up through the floor. Supply stops on that sink wall often seize after decades, and an old disposal may have rusted its mounting ring. We replace the stops, swap the disposal on the existing outlet and set new supply lines and a trap.
In the garage, we change rubber washer hoses for braided ones, fix a dripping laundry tub faucet and hang shelves over the machines. Many owners also ask for a new range hood on the existing duct and wiring, which clears cooking smoke better than an old unit that only recirculates air back into the room. A quick check of the dryer vent hood outside is worth doing too.

Top services in Duarte
In Duarte tract homes, the garage often holds the water heater and laundry, so many calls start there. Jobs that come up: fixing or swapping a water heater, fixing a burst pipe, grab bars, swapping a light for a fan and latch and strike adjustments.
