El Monte sits in the middle of the San Gabriel Valley, east of Los Angeles, and calls itself “Welcome to Friendly El Monte.” It is also known historically as “The End of the Santa Fe Trail,” a history marked by California Historical Landmark No. 975 on Santa Anita Avenue. The 2020 census counted 109,450 residents.

The city lies between the San Gabriel River and the Rio Hondo, and the El Monte Busway carries Foothill Transit’s Silver Streak through town. (Source: Wikipedia, El Monte.)

What the housing numbers say

The Census Bureau estimates about 30,300 housing units in El Monte, with a median year built of 1965. By our count from the same table, roughly 40 percent were built before 1960, about 29 percent in the 1960s and 1970s, and around 12 percent since 2000. Only about 40 percent of homes are owner-occupied, so most households rent.

A little over half of units are single-family detached houses, and close to one in five sit in buildings with ten or more units. Source: Census ACS 2020–2024 5-year data, tables B25034, B25035, B25003, B25024; see Census Reporter’s El Monte profile.

Why that matters for repairs

A city where most people rent and many buildings date from the 1960s and earlier produces a particular mix of calls. Apartment owners and managers ask for turnover work: patching the holes tenants leave, rekeying locks, swapping worn faucets and running toilets so a unit is ready for the next family. Tenants ask for the small things that make a place livable, with the owner’s okay, such as hanging curtain rods, mounting a TV on a wall that can take it, or adding shelves. Owners of older detached houses call about galvanized-era plumbing that has been patched over the years, original interior doors that no longer latch, and bathrooms with tired grout and caulk.

Working with landlords and tenants

For rental properties, we work the way managers prefer: you send the address, unit number and a photo, and we schedule with the tenant directly once you approve. When the job is done we send photos and a list of parts used. Many tenants in the valley are more comfortable in Mandarin or Cantonese, and we speak English, Mandarin and Cantonese, which cuts down on missed appointments and confusion about what was fixed. See repairs for landlords.

Older detached houses

In the detached houses built before 1960, a few patterns come up again and again. Shutoff valves under sinks and behind toilets are often original and stiff, so we usually suggest replacing them during any plumbing repair. Wall outlets may be two-prong; replacing a two-prong outlet like-for-like is simple, but adding grounding or new circuits is outside our scope, and we say so. Wood windows and doors swell in winter and stick, which is often fixed with a plane, fresh weatherstripping and an adjusted strike plate rather than a new door.

Before we come

A photo or two of the problem, the address and the best times to reach you are enough to start. For apartments, include the unit number, any gate code, and who will be home. Free estimates by text at (310) 628-9399.

Units with shared walls

In apartments, a leak in one unit can show up in another. When a ceiling stain appears, we check the unit above first, fix the source, then patch the ceiling once it is dry. Owners get photos of both units so the record is clear.

Move-out checklist for El Monte rentals

  • Fill nail and anchor holes, sand, prime and touch up paint.
  • Rekey entry locks and the mailbox lock if the owner controls it.
  • Run every faucet and flush every toilet; fix drips and running tanks.
  • Test smoke and carbon monoxide alarms and replace any past their date.
  • Check window screens, closet doors and cabinet hinges.
  • Recaulk the tub or shower if the old bead is dark or peeling.

Doing all of this in one visit shortens the vacancy and gives the next tenant a unit that feels cared for.

Summer heat and older units

Many older apartment buildings and houses rely on window or portable air conditioners. Gaps around a window unit let hot air in and cool air out. We seal the side panels, add foam weatherstripping, and check that the unit is supported so it does not tip. Ceiling fans on existing fan-rated boxes help too, and a fan that wobbles or hums is usually a quick fix.

Water heaters in tight spaces

Older buildings sometimes tuck water heaters into small closets or exterior cabinets. A replacement has to fit the same space, connect to the same gas, water and vent lines, and get new seismic straps. We measure before ordering. When a heater needs to move or the vent needs changes, that is outside what we do.
