East Los Angeles is an unincorporated community in Los Angeles County. It borders Monterey Park to the northeast, the City of Los Angeles to the north and west, Commerce to the south and Montebello to the southeast. State Route 60 and Interstate 710 cross inside it, and the unincorporated area known as City Terrace occupies its northern part.

The 2020 census counted 118,786 residents. Whittier Boulevard is its main thoroughfare, and much of the area grew from early subdivisions called Belvedere Heights and Belvedere Gardens. (Source: Wikipedia, East Los Angeles.)

Housing by the numbers

The Census Bureau estimates about 32,100 housing units in East Los Angeles, with a median year built of 1950. By our count from the same table, about 65 percent were built before 1960 and about a third before 1940. Only about a third of homes are owner-occupied.

A little over half are single-family detached houses, with many duplexes, small courts and other small buildings making up much of the rest. Source: Census ACS 2020–2024 5-year data, tables B25034, B25035, B25003, B25024; see Census Reporter’s East Los Angeles profile.

Prewar bungalows and small buildings

Housing that old means repairs often involve original materials: wood floors over crawl spaces, plaster or early drywall, wood windows, and plumbing updated in stages over decades. Many lots have more than one dwelling, such as a front house and a back unit, sharing a water line or a gas meter. Before working on plumbing in a shared setup, we find out which shutoff serves which unit so we do not leave a neighbor without water.

Renters and owners

With about two-thirds of households renting, many calls come from owners of small rental properties: a duplex, a fourplex, or a house with a back unit. Turnover work, running toilets, dripping faucets, stuck windows and doors that will not lock are the usual list. Tenants are welcome to send photos directly once the owner approves. See repairs for landlords.

Common jobs

Crawl spaces and raised floors

Raised floors make plumbing repairs easier to reach than in slab houses, and a quick look underneath often shows the source of a smell or a slow drip. We check visible drain and supply lines while we are there. Sagging floors, rotted framing or anything structural is not work we take on.

Security and doors

Older front doors often have worn hinges, loose strike plates and locks that have been rekeyed many times. Longer screws in the hinges and the strike, a fresh deadbolt that throws cleanly, and a door sweep make a door both more secure and quieter. Security screen doors need their latches and closers adjusted from time to time as well. See screen door repair.

Gates, fences and front yards

Many East L.A. lots have a front fence and gate, often wrought iron or chain link, plus a driveway gate. Hinges sag, latches stop catching and posts loosen over the years. We adjust hinges, replace latches and hardware, and add a gate stop so the gate closes in the same spot every time.

Rotted wood fence boards are swapped and rusty iron is wire-brushed and touched up. See fence and gate repair.

Laundry hookups

East Los Angeles homes
  • Some of the oldest homes we see
  • Old pipe shutoffs

Laundry is often in a service porch or the garage. Rubber washer hoses crack with age; braided stainless hoses last longer. Stiff valves in the laundry box can be replaced on the existing pipes, and a drain pan with a leak alarm protects old wood floors.

Duplexes and back units

Front-and-back setups bring their own repair patterns. A back unit may have a smaller water heater in an exterior closet, older windows, and a separate entry door that sees heavy use. The front house may share the main water line and the hose bibs.

We note which unit each part serves and leave a simple written list for the owner. When work is needed on both units, doing both in one visit saves a second trip charge and a second interruption for tenants.

Older bathrooms

Bathrooms in prewar houses often have cast iron tubs, small sinks and tile set in mortar. Common fixes include rebuilding or replacing tub-and-shower valve cartridges, regrouting, recaulking the tub, replacing a cracked toilet seat or running flapper, and swapping a sink faucet. A cast iron tub is heavy and lasting; keeping it and refreshing the surroundings is usually the better choice.

Windows and screens

Many older homes have wood or early metal windows. Sash cords break, latches loosen and screens tear. We free sticking sashes, replace latches, rescreen frames and add weatherstripping. Security bars on windows need a working quick-release on bedroom windows so people can get out in an emergency; we check that releases move freely.

Heat and air

Often asked for in East Los Angeles
  • Wood door repairs
  • Hillside step railings

Older houses often rely on wall heaters, window air conditioners and ceiling fans. We seal around window units, swap ceiling fans like-for-like on fan-rated boxes, and replace worn door sweeps that let hot air in. Servicing gas wall heaters themselves is outside our scope.

Paint and walls

Plaster and early drywall crack around doors and windows as houses settle. We patch and texture to match, then prime and paint. For rentals between tenants, a full-unit patch-and-touch-up is a common request.

Top services in East Los Angeles

With a median home built around 1950, East Los Angeles houses often need older parts brought back into shape. Jobs that come up: running-toilet fixes, a faucet that won’t stop dripping, shutoff valve replacement, a sagging door that won’t close and drywall repair.
